Calculate and check your payment schedule
Use your loan offer figures
Enter the amount borrowed, fixed annual interest rate and number of years. Add any regular extra principal payment you plan to make.
Separate scheduled and extra payments
The scheduled amount covers principal and interest only. If you add extra principal, review the planned monthly outflow and payoff month; the final payment is often smaller.
Check principal, interest and balance
Review each month, then compare it with the lender schedule and prepayment terms. Fees, insurance or changing rates can alter the actual amount.
How is the payment estimated?
The calculator assumes a constant rate and an equal scheduled principal and interest payment each month. Each month’s interest is based on the opening balance; the rest reduces principal. Extra payments reduce principal after the scheduled payment, keeping the scheduled amount the same while potentially shortening the loan.
Monthly rate = annual rate ÷ 12. At 0% interest, the scheduled payment is the loan amount divided by the number of months, with no interest. This model uses monthly periods rather than actual daily accrual.
When can your actual schedule differ?
Results cover principal and interest at the fixed rate entered, excluding fees, insurance, taxes and prepayment charges. An equal-principal schedule, changing rates or a lender applying extra payments to reduce future monthly payments instead of the term will produce different results. Compare with your lender schedule and terms.
